This private apartment is situated in an unbeatable, central location! Located in Port Orange, you'll have the best of both worlds as its centrally located between Ponce Inlet and New Smyrna Beach. This property is a duplex, which consists of two private apartments with no shared living spaces. This ad is for apt 1 which includes 2 bedrooms, 2 full baths, front living room, back living room, dining room, full kitchen, private fenced back yard, private front yard and 2 designated parking spots.

-Your FRONT LIVING AREA includes a front entry into the apartment, a shoe/jacket closet at the entry, an entry table, L-shaped sofa, area rug, coffee table, TV stand, flat screen TV and side table. The TV is a smart TV that gives you access to applications such as Netflix, Hulu, YouTube TV, etc. Please note that you will need to use your own login information for those referenced applications. There is no cable TV provided. Wi-Fi is included.

-Your DINING AREA includes a table that seats four, an area rug and dimmed lighting over the dining table. Off the dining room, you have easy access to the kitchen, front living and back living areas.

-Your KITCHEN includes a full-sized oven and electric stove, full-sized built-in microwave, fridge and freezer with filtered drinking water and icemaker, dishwasher, large trash can, plenty of cabinets, basic cooking needs such as plates, bowls, cups, coffee mugs, silverware, knife set, serving utensils, pots and pans, baking and cooking sheets, and spices.

-Your BACK LIVING AREA includes two oversized love seat couches, two bookshelves, an L-shaped desk, desk chair and a private entry to the private fenced-in backyard.

-Your MASTER BEDROOM is directly off the back living room and consists of a king-sized bed, area rug, two-night side tables, small flatscreen TV, large closet, small plastic drawer organizer, and an attached full-bathroom.

-Your MASTER BATHROOM is directly off the master bedroom and consists of a standup shower, toilet, sink with cabinet and a small built-in for small toiletry items.

-Your GUEST ROOM consists of a queen-sized bed, area rug, one night side table, large closet and small plastic drawer organizer.

-Your GUEST BATHROOM is directly across the hall from the guest room and consists of a shower with tub, toilet, sink with cabinets and open closet with shelves.

-Your DESIGNATED PARKING spots are located on the far-left side of the driveway. Occasional guests may park directly behind your two designated parking spots one after the other.

-Your FENCED-IN BACKYARD is located directly off the back living room and consists of a large outdoor patio with roof overhang and tile flooring, outdoor patio couch set, a privacy fence surrounding the entire yard and a gate that leads you to the front yard. *Please note that the patio is not screened in*. This backyard is completely private, the other apartment (guest suite) does not have access.

-The SHARED WASHER AND DRYER is in the garage which is directly off the entry hallway. Your designated hours to use the washer and dryer are from 3pm-8pm every day of the week. The washer and dryer are shared only with my housekeeper who uses it in the AM hours.

-The SHARED GARAGE: There is a deadbolted door that leads you to the garage from the apartment. The large automatic garage door will remain shut at all times, only use in the event of an emergency. Trusted vendors are allowed access to the garage for maintenance tasks.

Guest access:
-Private 2 bed/2 bath apartment

-Designated parking spots for 2 vehicles on left side of driveway

-Private fenced in backyard

-Private front yard

-Garage use for washer and dryer access

Other things to note:
-AC Thermostat: Please go to the last photo on the listing photos to view what the AC schedule is currently set to. The thermostat is on a set schedule and is controlled by the host. Prior to the booking has been made, the host is happy to discuss a different schedule if you wish. Host is flexible on this but requires that the thermostat remains on a set schedule and is happy to talk about this further to make sure its comfortable.

-Only 2 guests maximum, unless otherwise approved by host. An occasional visitor is OK, so max 4 guests, unless otherwise approved by host.

-There is absolutely no smoking or vaping of any kind on the property. If there is smoke residue or if it is clear that smoking occurred, an extra cleaning fee will be sent. Please treat our property with respect.

-Quiet hours are from 9PM to 8AM every day of the week.

-In the event of a storm/hurricane-- We want you to be mindful that we do not have a house generator so if for some reason the city power went out, there will be no electricity until the city is able to get the electricity back on.

-Apt 2 is a small guest suite that abuts Apt 1. Apt 2/guest suite is a short term rental and prior to booking, each guest must agree to: quiet hours, no smoking, 2 guests max and no pets. In the listing photos you will see a layout of the entire property.

-Ring camera is located on the exterior front of the property.

-Upon arrival you are provided with “starter” off basic items to allow you to get settled in then ask that you supply toiletries for remainder of your stay.

Wonderful quiet clean home!

"We had a wonderful stay and really enjoyed our time here. The place was clean, cozy, and exactly as described. Everything we needed was easy to find, and the host was friendly and responsive throughout our entire stay. We would definitely stay here again and would happily recommend it to anyone visiting the area.
